A Houston-based industrial real estate investor has paid nearly 400,000,000 for a 20-property portfolio across the Midwest in the firm's largest-ever deal, adding to a burst of warehouse transactions throughout the country.
Sparrow Hawk said it completed the purchase of the properties totaling 4,4 million ft.² on Wednesday after the deal. Sparrow Hawk said it now has more than 1 billion in assets under management with a combined 10,000,000 ft.² of space. The firm was founded in 2010. The significance of the deal is the size; Alfred Gutierrez, the founder and president of Sparrow Hawk, said in a video interview with CoStar News, “It will signal to the market that we are willing to do big deals with institutional sellers and not just one-off deals.
What we’re trying to tell folks is we’re able to buy a $10 million building or a $500 million portfolio“ SparrowHawk landed 300 million in growth capital throughout a joint venture with New York-based Almanac Realty investors in late 2025, followed by purchases of properties in St. Louis and Kansas City. The latest deal with EQT is a continuation of that joint venture, Gutierrez said.
